Luxury Fractional Homes

These luxury homes are single family homes in some of the most desirable, cultural cities around the world. The Weybridge Collection strives to pick locations that provide a cultural connection to the surrounding community. The homes are purchased or built, furnished, decorated and then resold on a fractional basis.  All properties have four to five bedrooms to allow for maximum flexibility by the Owners for use by family and friends. Each home has high-speed internet, voice over internet phone (where appropriate), printer, fax and copier so the Owners, if desired, can work from their home easily with the most up-to-date technology. Spa services are available at the home and where room permits. Owner storage will be included on site for personal articles.

The Weybridge Collection strives to own homes that are architecturally significant and decorated to reflect the local area. The Weybridge Collection homes have no equal in terms of the level of taste and sophistication. A house in San Miguel de Allende, Mexico is decorated to fit Colonial Mexico, while a home in Santa Fe has furnishings and art that exude the aura of the Southwest. The goal is to provide owners, not just a residence, but a cultural connection.

Luxury Service

All properties have a local concierge to assure a quality level of service, a readily available cook, housekeeper and gardener. The Weybridge Collection management oversees the management and maintenance of the properties as well as the reservation system for the Owners.

An important benefit of owning a fractional or shared interest is to own a second home without the headaches of dealing with leaky faucets, hiring a staff, replacing light bulbs, doing landscaping and performing all of the chores surrounding second home ownership. The Weybridge Collection staff provides a superb level of service including transportation, food purchasing and restaurant reservations.

Shared Costs

Owners have the benefit of a multi-million dollar home but own it on a fractional or shared basis at a much lower entry cost than they would have if purchased on a wholly-owned basis. Additionally, there are much lower annual costs, as Owners share the annual operating costs. Each is responsible for an annual assessment to cover his or her prorata share in the maintenance and operating costs of the project including replacement reserves, utilities, insurance, housekeeping, landscaping, local property taxes, management fees, accounting and all labor.

Time

The Luxury Fractional home allows Owners to spend a portion of their year in or near their favorite city. Owners are able to choose on a rotating basis their annual time spent in the project. The fractions, or interests, for each house have been and will continue to be determined by the location and seasonality of the house. Owners have the ability to exchange certain weeks with other fractional home Owners in properties developed by The Weybridge Collection.

Ownership Benefits

The beauty of the fractional ownership structure is that it really means ownership. Each interest is a deeded interest in the real estate. Each fractional Owner is able to enjoy appreciation of the property. If an owner chooses to sell, the fractional interest can be sold at the current market value.
